The Cycle of Real Estate
As with the seasons, a real estate project also has its cycle. It begins with an idea – the desire to create exceptional space by building new or remodeling existing space. Then starts the development stage. The design takes shape, ready to be subsequently constructed. This is called the realization phase. Finally, the building is finished and is put into use. This is the operational phase. If and when the property no longer meets the needs of the user, the process begins all over again, with a fresh idea. What shall we do with this space?

Specifications and Approvals
This is the most important phase. An idea is born with the undertaking of a feasibility study. Together with you, we define the key requirements for your space. The impact of this teamwork is significant, while the cost to achieve this is relatively low. At this stage, we listen to your needs, and ask the right questions along the way, in order to clarify your needs.

Development
The agreed upon requirements will be translated into a well thought out design. At Briq, the stakeholders, particularly the occupants, are deeply involved in this entire process as eventually the building will become theirs. This is an exciting and intensive process where, within the given context, under the guidance of Briq, the bar is raised as high as possible. In our philosophy collaboration is paramount. Briq monitors the set timelines, the overall quality, the estimated risks, and the operating costs. In addition to close monitoring, we are deeply engaged in creating the design. Realization
At this stage, the design is fully fleshed out to include all of the technical details. Building contracts have been signed, and construction begins. In this phase, we oversee the execution of the project so that the results meet the agreed upon expectations of our customers. The critical teamwork between stakeholders and us, transforms into a positive outcome. This is where our expertise shines and the design ideas translate into reality.

Operations
Although the building has been completed and is now put into use, our involvement remains. We stay on the project until we know that everything is functioning properly. Even after our customers are accustomed to the building, we return to make sure that everything meets the expectations of all stakeholders. For us, this is an important part of the learning opportunity. The building was designed as a made-to-measure suit, so we want to make sure that the space fits the client perfectly. Once completed, we use this knowledge to improve our service. Our focus remains on the optimal use of space in property development.
